Harrison Street, Aegis Living Form Senior Care Joint Venture
The partnership launches with three West Coast communities and targets growth in assisted living and memory care.
Harrison Street and Aegis Living have announced a strategic joint venture aimed at expanding access to high-quality senior living communities, with an initial focus on assisted living and memory care innovation. The Chicago-based real estate investment firm and the Bellevue, Washington-based senior living operator unveiled the agreement in a joint statement released Wednesday.
The partnership kicks off with three existing properties: Aegis Gardens in Newcastle, Washington; Aegis Living Moraga in California; and Aegis Living Madison in Seattle. The selection of these communities signals an intent to anchor the venture in established, operational assets before pursuing broader expansion.

Beyond real estate investment, the two companies say the collaboration is designed to advance care and longevity innovation — a growing priority in the senior housing sector as the U.S. population ages and demand for specialized memory care services accelerates. The joint venture structure allows both firms to align capital with operational expertise, a model increasingly common among institutional investors entering the senior living space.
Harrison Street has long maintained a significant presence in healthcare-related real estate, and teaming with an operator of Aegis Living's regional footprint represents a targeted push into the Pacific Northwest and Northern California markets. Terms of the financial arrangement were not disclosed in the announcement.
